 Lobby
The lobbies of the buildings are grandiose works of architecture that accent the welcoming environment of our team. The featured granite floors and walls of our two-story atrium endows a polished feel that is also presented in our team. Glass windows with brass accents provide plentiful sunlight and warmth for the building's first impression. An 18th century Italian table graces the area and gives rest to seasonal flowers. The lobby of MacArthur Center I is inviting with a more casual appearance. Dark brown pavers and moderate foliage are incorporated with artwork to welcome entrants into the building.

Views
A typical rentable floor plate of MacArthur Center I is approximately 22,000 rentable square feet. The second floor provides the most availability for marketing as several suites are not only available but connected providing a multivariate selection in square footage to prospects. MacArthur Center II has approximately 18,700 rentable square feet as a typical floor plate and retains many customers keeping a stable occupancy rate over 92%. Both buildings have a multi-tenant load factor of 14.8% and a single tenant factor of 3%. Storage space is available for customers of the building throughout the property and provides different levels of storage environments both temperatures controlled and inexpensive garage storage.
HVAC
The mechanical systems of each building are independent of each other. MacArthur Center I is cooled by a chilled water system located in the basement of the building. The system contains two McQuay Model 120 Seasonpak chillers. Each chiller has four 35 horse power compressors which furnish approximately 120 tons of cooling per chiller. Both chillers operate with R-22 freon, which is ozone safe, and furnishes chilled water at a temperature of 42 to 45 degrees. The cooling tower is a Baltimore Air Coil model with one 40 horsepower motor and three single shaft fans. Electric duct heaters provide for additional zoning of individual tenant areas. MacArthur Center II is cooled by a chilled water system located on the thirteenth floor penthouse. The system consists of two Trane 320 ton chillers. Both chillers operate with R-11 freon and have been equipped with the latest Carolina purge systems and low pressure rupture seal valves to minimize refrigerant loss to the atmosphere. Historically, loss of refrigerant has not been a problem. The cooling tower is a Baltimore Air Coil Model. There are also two built-up air-handling units in the penthouse. Electric duct heaters and variable air volume boxes provide for additional zoning of individual tenant areas. Each building has its own outside air temperature humidity sensor that determines which HVAC equipment operates to maintain that building's tenant comfort at the most economical rate. Any operating inconsistencies or problems are automatically notified to building engineering. The chief building engineer has a computer in his home that can operate the EMS unit.
Elevators
Mac I has two U.S. Elevator elevators Mac II has two hydrallic garage elevators, five passenger and one freight.
Site Restrictions
There are no easements or encroachments, other than utilities, that affect the site. MacArthur Center is located in the planned urban development of Las Colinas. All properties in Las Colinas pay a yearly assessment to the Las Colinas Association, which maintains the common areas of the development as well as governing other aspects of the buildings. All signs, both customer and leasing related, must receive prior approval by the association. The association also must approve any antenna, satellite dish or any other roof top installation.
Building Amenities
On-site amenities include Fed Ex and UPS drop boxes, and a high quality reasonaby priced deli.
